Timberline Commercial Real Estate has identified optimal property to create a value- and family-oriented hotel and condominium project known as the Timberline Lodge & Condominiums. In 2005, Timberline submitted an application to the Town of Vail to redevelop the property currently known as the Roost Lodge.
What is proposed are a 102-room Marriott Residence Inn hotel and 31 one-bedroom and two-bedroom condominium units, to be offered at competitive prices and featuring covered parking as well as seasonal shuttle service to Vail Mountain. A mountain lodge theme will be woven throughout the interior and exterior design, complementing the extraordinary vistas from the property.

   Chapel Square (Avon, Colo.)
Timberline Commercial Real Estate was responsible for the "turn-around" of the Chapel Square project. Work included the repair of building defects, common areas and the leasing and management for this 287,000 square-foot project completed in 1999. The project was foreclosed on by Lehman Brothers in 2000. The mixed-use residential/retail complex had lost Wal-Mart as an anchor tenant and was largely unoccupied until Timberline made necessary
upgrades and oversaw the leasing efforts that brought the project to a 95% occupancy rate. Timberline's efforts allowed Lehman Brothers to successfully sell the project.

   Vail Gateway Building (Vail, Colo.)
Timberline Commercial Real Estate partnered with Lehman Brothers and Ron Byrne & Associates in 2001 to purchase and redevelop this mixed-use retail/residential/office building at the main entrance to the Vail ski resort. The commercial component of the property was 90-percent vacant at the time it had been foreclosed on by Lehman Brothers.
Timberline spearheaded a rezoning and major interior and exterior renovation in 2002. Work included the conversion of the retail space to office condominiums and the addition of two residential condos. A parking club was created and excess spaces were sold. The project met great commercial success, with 100% of the office condominiums, residential units and parking spaces selling out.

Ocean View Hills Retail Center (Otay Mesa, San Diego, Calif.)
Timberline Commercial Real Estate recently completed this 16,275 square-foot multi-tenant retail center on the Ocean View Hills site in 2007. The project was recently sold to a third party. Located at the entrance to the 87-acre Ocean View Hills Business Park and just a few miles from the Otay Mesa border crossing into Mexico, the center is part of the rapidly growing area of Otay Mesa adjacent to a new 15,000 square-foot Department of Motor Vehicles regional office.

Viscaya Village Center   Viscaya Village Center (Lake Elsinore, Calif.)
Timberline Commercial Real Estate, in a joint venture with residential developer Cormon Leigh, will begin construction in 2006 on a 13,692 square-foot retail center adjacent to the 350-home Viscaya Village subdivision, part of the Lake Shore Village community in rapidly expanding Lake Elsinore, California.

Long Beach Redevelopment Project (Long Beach, Calif.)
Timberline Commercial Real Estate renovated a never-before-occupied, 9,000 square-foot single-tenant building in a redevelopment area of Long Beach, Calif., with leases for Burger King, Blockbuster Video, Lucy's Laundry Mart and Union Bank.

Lambertson Lake Shopping Center (Thornton, Colo.)
Timberline Commercial Real Estate developed a 5,412 square-foot, three-tenant retail complex on a 15,100 square-foot lot it purchased from Safeway in front of the Lambertson Lakes Shopping Center in Thornton, Colo. Completed in 2005, the project was 80-percent pre-leased by Chipotle Mexican Grill, Heidi's Brooklyn Deli and Sister's Pizza and Mussels.

   Carl's Jr. Build-to-Suit (Firestone, Colo.)
Timberline Commercial Real Estate purchased a 1.5-acre lot 30 miles north of Denver along the Interstate 25 corridor in 2004, obtained government entitlements and worked with town officials and Carl's Jr. to build a quality structure to the specifications of the fast food franchise. It is now the No. 1 Carl's Jr. in the metropolitan Denver area.

   Arby's Build-to-Suit (Cheyenne, Wyo.)
In 2002 Timberline Commercial Real Estate purchased a restaurant structure on behalf of Arby's and renovated the building to accommodate a 3,330 square-foot Arby's franchisee with a drive-thru. The fast-food franchise signed a 20-year lease, and Timberline sold the project upon completion.

   Smart & Final Building (Glendale, Ariz.)
In 2001 Timberline Commercial Real Estate purchased and renovated a 28,268 square-foot vacant building formerly occupied by Savon Drugs in a prime location in front of the Arrowhead Town Centre regional mall, the second-highest grossing mall in the Phoenix market. The building is currently leased by Smart & Final and other major retailers.

Kragen Auto build-to-suit (Indio, Calif.)
In 2001 Timberline Commercial Real Estate purchased a 70,131 square-foot lot and built a 10,000 square-foot building for CSK Auto. CSK, the third largest retailer of auto parts and accessories in the U.S., signed a 15-year lease with two five-year options. Timberline has completed other build-to-suit projects for Kragen, including San Diego, Victorville, Atascadero, Los Angeles and Pomona, CA.

Alameda West Shopping Center (Albuquerque, N.M.)
In 1999 Timberline Commercial Real Estate purchased a 130,000 square-foot shopping center anchored by an Albertsons and Savon Drugs, including a self-storage facility. Timberline repositioned the complex in the market by launching a $1 million capital improvement and leasing campaign, successfully bringing in Tuesday Morning, American Furniture Warehouse, Budget Rental Car, H&R Block and a wide range of smaller tenants. Timberline improved the center's occupancy from 50 percent to better than 90 percent. The project was sold to a third party investor.

   Albertsons Shopping Center (Buena Park, Calif.)
Timberline Commercial Real Estate was hired in 1998 by Albertsons grocery chain to work with the Buena Park Redevelopment Agency as the fee developer to redevelop an Albertsons- and Savon Drug-anchored shopping center in Buena Park, Calif. Timberline obtained all government entitlements, negotiated a development
agreement, relocated or bought out the leases of the 44 existing tenants and managed the construction of the shop building and site work. The 15-acre, 150,000 square-foot center was acquired by Albertsons and included anchors Savon Drugs and Pic-N-Save. Timberline purchased the shop buildings from Albertsons and completed transactions with Hollywood Video, Fantastic Sam's and Sally Beauty.

   Mountain Meadows Shopping Center (Moorpark, Calif.)
In 1996 Timberline Commercial Real Estate entitled, designed and developed this 84,000 square-foot grocery-anchored shopping center for Albertsons and Savon. Timberline purchased four out-parcels and 15,000 square feet of shop space from Albertson's. Timberline sold the 100-percent leased project to a third party.
Western Lemon Grove LLC
(Los Angeles, Calif.)

Timberline Commercial Real Estate purchased and renovated a vacant, rundown 13,000 square-foot building in West Hollywood, pre-leasing it to Sherwin Williams and Kragen Auto Parts. The project was sold to a third party.


Lakeshore Plaza (Corona, CA)
This project is comprised of 3 separate class A office buildings. There are two 6-story buildings and one 4-story building. Each building is approximately 155,000 sq ft and they total 478,000 sq ft. The first phase includes one 6-story building. Construction was completed in early 2008 and is the first LEED certified building of it's kind in the area.

Diamond Valley Business Park
(Hemet, CA)
In 2008, Timberline and its partner identified, assembled, and purchased land totaling 135 acres along a key transportation corridor near the City of Hemet, Riverside County, CA.
With long range development objectives in mind, Timberline continues to work toward annexation and entitlement for what will become the area’s first Business/Industrial park developed using sustainable building practices.

Tyrolean Chalet (Vail, Colo.)
In 2005 Timberline completed the conversion of the former Tyrolean Restaurant into a 5,464 square-foot single-family condominium unit. On the banks of Gore Creek with unparalleled views of Vail Mountain, the 5.5-bath, four-bedroom home includes a media room, exercise room, wine cellar, vaulted ceilings, a great room and three underground parking spaces. Upon completion, the residential condominium was sold.
